PDF Group of Companies is the home of The Paul D Frank Team, brokered by eXp Commercial on the commercial side and eXp Realty on the residential side. We handle commercial brokerage, residential brokerage, development, and property management — which means a client with a warehouse, a shopping center, an investment portfolio, and a house does not need four different firms.
What makes that work is where we come from. Before we were brokers we were developers, and we still think like them. We know what it costs to entitle a site, what a building takes to operate, and where a deal quietly goes wrong. That perspective is the difference between listing a property and understanding it.

If a deal does not make sense, we say so. If the site will not support what you want to build, you hear it early, while you can still walk. Being agreeable is worth far less to you than being right.

Paul “Coach” Frank
Paul has been a commercial real estate developer and broker for more than forty years. Over his career he has developed and brokered hundreds of millions of square feet across every product class, throughout the United States and internationally.
He has also been an athlete and a coach most of his life, including more than twenty-five years coaching at the youth, high school, and collegiate levels. That is where the name comes from — most people know him as Coach. It also shapes how he runs the company, and why so much of what PDF does is built around developing the people on the team, not just closing the next transaction.
Paul is a four-time eXp ICON, a Mentor of the Year, and ranked #10 in eXp Commercial’s Top 20 for 2025. He is a rare example of someone who both coaches the work and performs it.
