How It Works

Representation from requirement to keys

A tenant rep works for you, not the building. Here is what that looks like in practice.

1

Define the requirement

Square footage, layout, location, parking, term length, growth room, and budget. We put it in writing so every option gets measured against the same standard.

2

Survey the market

We build the full set of qualifying spaces across your target submarkets, including availability that is quiet or not yet listed, and tour the ones worth your time.

3

Create competition

Multiple credible options are the single biggest source of leverage in a lease negotiation. We run your requirement in parallel so landlords know they are competing.

4

Negotiate the whole deal

Rate is one line in a long document. We negotiate term, free rent, improvement allowance, escalations, renewal and expansion rights, and exit flexibility, then manage the process through signature.

What We Evaluate

What we push on in a lease

The headline rate gets the attention. These are the terms that decide what the lease actually costs you.

Effective rent

Base rate net of free rent, allowance, and escalations, expressed as a real number across the full term so options are comparable.

Improvement allowance

What the landlord contributes to build the space out, who controls the work, and what happens if the buildout runs over.

Term and escalations

Length, annual increases, and whether the structure protects you if the market softens during your term.

Renewal and expansion

Options to extend, rights of first refusal on adjacent space, and the ability to grow without moving.

Operating expenses

How CAM, taxes, and insurance are calculated, what is capped, and what can be passed through to you mid-term.

Exit flexibility

Assignment and sublease rights, termination provisions, and what your options are if the business changes direction.

Common Questions

Questions tenants ask before signing

Why use a tenant rep instead of going to the landlord directly?

The listing broker represents the landlord's interests. Having your own representation means someone is running comparable options, benchmarking the terms you are offered, and negotiating on your side of the table.

Can you help me renegotiate my current lease?

Yes. Renewals are often where tenants leave the most on the table, because there is no competition in the room. We create alternatives so the renewal is a real negotiation.

What does representation cost?

Every engagement is different, so compensation is discussed openly and agreed in writing before any work begins. There are no surprise fees and nothing is owed based on a conversation. We will explain exactly how it would work for your situation, in plain terms, before you commit to anything.

Do you only work in the Sacramento region?

Greater Sacramento is our home market and where our relationships run deepest. Through our eXp affiliation we can also support clients well beyond the region, bringing in local expertise wherever your plans take you.
