Define the goal

Review the numbers
Occupancy, average daily rate, revenue per available room, expenses, and capital needs. We look at how the property performs today and what could change it.
Address the brand
If a flag is involved, franchise terms, transfer requirements, and improvement plans shape the deal. We put them on the table early so they do not surprise anyone late.
Market, negotiate, and close
We put the property or the buyer in front of the right audience, negotiate terms, and coordinate due diligence, financing, and any 1031 exchange through closing.

Condition and capital needs
Age of systems, roofs, and finishes, deferred maintenance, and the cost of any upcoming renovation or brand-required improvements.
Zoning and permitted use
Whether the use is allowed as is, local rules on short-term rentals and occupancy taxes, and what it takes to expand or convert.
Financing and exit
How lenders view the property type and location, which shapes the buyer pool and pricing on the way in and on the way out.
Questions hospitality owners and buyers ask
Do you work with independent properties or only branded hotels?
Both. Independent hotels, motels, inns, and boutique properties draw different buyers and carry different value drivers than flagged hotels. We shape the approach around the property you actually own or want to buy.
Can you help with a 1031 exchange into or out of a hotel?
Yes. We coordinate timing with your qualified intermediary and your tax advisor so identification and closing deadlines are met. We do not give tax advice, but we keep the real estate side on schedule.
What does representation cost?
Every engagement is different, so compensation is discussed openly and agreed in writing before any work begins. There are no surprise fees and nothing is owed based on a conversation. We will explain exactly how it would work for your situation, in plain terms, before you commit to anything.
