How a land acquisition should work
Land carries more unknowns than any other asset class. The process is built around finding them early.
Define the use
What you intend to build determines everything about which parcels qualify. We start there, then translate it into acreage, zoning, access, and utility requirements.
Source the parcels
We work listed inventory and go direct to owners in your target area, because a meaningful share of good land never reaches the open market.
Investigate hard
Title, easements, zoning, utilities, soils, drainage, floodplain, williamson act status, and access rights, all confirmed before your money goes hard.
Structure and close
We negotiate price and terms with due diligence periods and contingencies that give you room to walk if the site does not support what you need.
What we verify before recommending a parcel
Land is priced on potential. These are the items that determine whether the potential is real.
Zoning and general plan
Current zoning, general plan designation, and whether the two agree. A mismatch can mean opportunity or a multi-year approval process.
Utility availability
Distance to water, sewer, and power, capacity at the connection point, and the cost and timeline to extend service.
Legal and physical access
Frontage, recorded access easements, encroachment permits, and whether the driveway your use requires can actually be approved.
Title and easements
Existing easements, mineral and water rights, deed restrictions, and anything of record that limits how the site can be used.
Site and environmental conditions
Topography, soils and geotechnical, wetlands, habitat, floodplain, and prior use that could trigger remediation.
Development economics
Cost to make the site buildable measured against realistic finished value, which is where thin land deals usually break down.
Questions land buyers ask
How long should due diligence be on a land purchase?
Longer than on an improved property. You are investigating conditions that are not visible on a walkthrough, and third-party reports take time to schedule and return. We build a period that fits the actual investigation, not an arbitrary thirty days.
Is it worth buying land that isn't entitled?
It can be, and unentitled land is often where the margin lives. It also carries the most risk. The question is whether the approval path is realistic in your timeline and budget, which we assess before you commit.
What does representation cost?
Every engagement is different, so compensation is discussed openly and agreed in writing before any work begins. There are no surprise fees and nothing is owed based on a conversation. We will explain exactly how it would work for your situation, in plain terms, before you commit to anything.
Do you only work in the Sacramento region?
