Strategy that maximizes returns and builds community value
Our seasoned team understands diverse market conditions and crafts strategic plans to optimize occupancy, boost asset value, and maximize your return on investment. We view multi-family properties as more than just buildings. They are communities. That's why our approach prioritizes both financial success and sustainable community growth, benefiting investors, residents, and stakeholders alike.
How we approach a multi-family transaction
Apartment deals live and die on the numbers behind the rent roll. This is how we work through them.
Underwrite the asset
Rent roll, actual expenses, vacancy and delinquency, capital history, and where in-place rents sit relative to market. The story the numbers tell is rarely the story in the marketing package.
Assess the upside
Loss to lease, unit renovation potential, utility billback, expense inefficiency, and management improvements that move net operating income without heroic assumptions.
Test the physical asset
Roofs, systems, plumbing, deferred maintenance, and the capital plan required over your hold period, priced honestly rather than deferred into the next owner's problem.
Structure, finance, and close
Terms and contingencies that match your financing, with due diligence long enough to verify the rent roll and inspect meaningfully before your deposit goes hard.
What we underwrite on an apartment deal
These are the inputs that determine whether the return is real or just a spreadsheet.
Rent roll and lease audit
Actual in-place rents, lease terms and expirations, concessions, delinquency, and how the collected number compares to the stated one.
Operating expenses
Verified historicals rather than pro forma placeholders, including taxes reassessed at your purchase price, insurance at current market, and realistic management and maintenance.
Market rents and absorption
What comparable units actually lease for today, how long they sit, and what new supply is coming into the submarket.
Capital needs
Roofs, HVAC, plumbing, electrical, parking, and exteriors, with a realistic reserve rather than an optimistic one.
Financing and debt terms
Loan sizing, rate, amortization, and how debt service interacts with the property's actual cash flow across the hold.
Regulatory environment
Rent control and just cause requirements, local ordinances, habitability standards, and anything that limits how quickly rents can move.
Questions apartment investors ask
How do you value a multi-family property?
Primarily on net operating income and a market capitalization rate, cross-checked against comparable sales per unit and per square foot. The critical work is verifying the income and expenses that go into that NOI.
Is now a good time to buy or sell?
That depends far more on your own position, hold horizon, and financing than on a market-wide call. We would rather run your numbers and give you an honest read on your situation than issue a general prediction.
What does representation cost?
Every engagement is different, so compensation is discussed openly and agreed in writing before any work begins. There are no surprise fees and nothing is owed based on a conversation. We will explain exactly how it would work for your situation, in plain terms, before you commit to anything.
Do you only work in the Sacramento region?
Greater Sacramento is our home market and where our relationships run deepest. Through our eXp affiliation we can also support clients well beyond the region, bringing in local expertise wherever your plans take you.
